Charleston’s real estate market is one of the best in the country! With new housing developments and mini real estate booms cropping up all over the Charleston area, including in North Charleston, West Ashley, and Johns Island, it’s great news for new home buyers and out-of-state hopefuls. The job and population boom happening in Charleston can only add fuel to the fire, and we’re finding that right now may be one of the best times to buy (or sell) a home! The Charleston Metro Chamber of Commerce estimates that we are growing with almost 43 new residents a day.

According to the National Association of Home Builders, Charleston was one of the 68 metropolitan areas in the US that’s housing and economic activity returned to a normal level in the first quarter of 2015. (Post & Courier May 11 2015)

Demand for housing in certain areas, like Mt. Pleasant, West Ashley, and James Island, is beating the available inventory, according to Charleston Trident Association of Realtors. Their report also states the pace of real estate sales in unprecedented, while the median price is remaining stable with healthy and sustainable growth.

Housing Market

Downtown – While new developments are hard to come by in historic, Downtown Charleston, there are plans to create mixed use living communities in the Sergeant Jasper/Colonial Lake areas, new apartment complexes, as well as continued development and gentrification of the Upper King and Neck regions of Downtown.

West Ashley – As we’ve written before, West Ashley is growing like crazy. With the job boom from Volvo, Boeing, and more large industrial companies, an option for housing in the West Ashley area is desperately needed. Massive growth over the next few years in expected with developments along Bee’s Ferry Road and the West Ashley Circle expected to add more than 4,600 additional homes (construction to begin in 2016).

Daniel Island – The community of Daniel Island is finishing out it’s real estate availability by adding exclusive new golf and waterfront homes, which are likely the last to be built in Daniel Island Park.

North Charleston – This area will also see the massive growth opportunities from the expansion of Boeing, Volvo, and Mercedes. Mixed use developments of homes, apartments, townhomes, and business space including Mixson, Oak Terrace, and the Factory at Garco Park are ready for purchase!

Commercial Real Estate
